Why It Lands Twice on a PurchaseThe assessment is charged per document, not per transaction. A purchase records at least 2 documents. Your deed transfers the home to you. Your deed of trust, which is what Washington calls the mortgage, secures the loan. So the $100 lands twice on a financed purchase, and once more for each additional recorded document. Washington’s base recording fee is small by comparison at $5 for the first page and $1 for each additional page. The Treasurer Has to Sign Off FirstYour deed does not get recorded until the county treasurer signs off. Washington’s real estate excise tax is a transfer tax, and the state requires an affidavit with any document that conveys property. The treasurer reviews it, confirms whether tax is owed, and stamps the document. Only then will the county auditor record it. A minimum $5 processing fee applies to the affidavit. The state also charges a $5 technology fee on every transfer.
Documents That Skip the AssessmentSome recorded documents skip the $100 assessment. An assignment or substitution of a previously recorded deed of trust is exempt.
